Property People Proper Connections

PCN – The Property Collective Network
PCN – THE PROPERTY COLLECTIVE NETWORK
The Property Collective Network was founded by Mel and Emma to create something refreshingly different within the property space — a community built around real people, real conversations, and genuine collaboration.
Having both navigated the industry themselves, they saw a need for a place where everyone could feel they belong. Not just investors and developers, but those contemplating a career in property, experienced professionals willing to share their knowledge, and the skilled trades and suppliers who play such a vital role in bringing every project to life. PCN recognises that successful property ventures are never achieved in isolation – they are built by teams.
At its heart…
At its heart, PCN is about honest dialogue. It’s a space where the highs and the lows can be shared openly, where questions are welcomed, and where education takes priority over promotion. Presentations are designed to inform, support, and add value.
Mel and Emma are also building what they fondly call a “little black book” — a trusted network of trades, services, and suppliers recommended by the community itself. This growing resource is shaped by real experiences and reliable relationships, giving members access to people they can confidently work with.
Just as importantly, PCN is structured to allow time for meaningful connection. It isn’t a room of rushed introductions, but an environment where conversations can develop naturally, relationships can form, and collaborations can begin.
Their aim is simple: to create a supportive, knowledgeable, and inclusive community where people at every stage — and in every role — can learn, contribute, and grow together.
PCN is held on the third Tuesday of every month at
The Blackbull, 315 Garstang Road, Preston, PR2 9UP

Meet Mel & Emma

About Mel
Mel Maclean is a long-standing property professional whose career spans legal, agency, investment, and deal sourcing. She began her early career as a conveyancer before going on to build and run a successful recruitment business for over a decade within the property sector. She later spent many years as an estate agent, gaining a strong understanding of market behaviour, client needs, and what really drives property decisions. These experiences naturally evolved into her current work as a deal sourcer, investor, and mentor supporting both new and experienced property professionals.

Mel has been investing in property since 1990 and currently holds interests across buy-to-let portfolios, serviced accommodation, HMOs, and both residential and commercial development projects. Her approach combines practical experience, financial awareness, and a calm, realistic view of how property works in the real world, not just on paper.
Alongside her own investment activity, Mel is passionate about helping others navigate the property space with confidence. She mentors investors and deal sourcers at different stages, with a focus on ethical sourcing, clear numbers, and building sustainable long-term strategies. She believes the best results come from strong relationships, honest conversations, and a willingness to share knowledge.
As co-host of The Property Collective Network alongside Emma, Mel brings hands-on investment experience and strategic insight to the community. Together they are creating a space where property professionals can connect, learn from each other, and access grounded advice from people actively working in the industry.
For Mel, property has always been about more than transactions. It is about people, opportunity, and creating choices that support both financial stability and personal freedom.

About Emma
Emma is the founder of Love It To List It, a North West home staging company focused on helping property owners, investors, and developers unlock the full potential of their assets. She works at the point where presentation meets profitability — ensuring properties are positioned to attract the right audience, achieve stronger returns, and stand out in an increasingly competitive market.

Before launching her business, Emma built her career within the legal sector, where she was closely involved in the operational and commercial side of practice management. Her role extended beyond law into business development, marketing strategy, office leadership, staff management, and recruitment. This foundation gave her a clear understanding of how successful businesses are structured, how to build effective teams, and why professionalism, organisation, and trust are critical to sustainable growth.
Emma also brings hands-on experience as a property operator herself. She owns and runs a one-bedroom, self-contained annex within her own grounds as a serviced accommodation offering, giving her direct insight into guest expectations, presentation standards, and the realities of managing a short-term rental. This lived experience strengthens her ability to advise clients not just from a design perspective, but from an operational and commercial one.
This combination of legal discipline, business acumen, and creative property expertise allows Emma to approach projects with both analytical rigour and an eye for opportunity. She is passionate about education within the property sector, believing informed decisions create confident investors — but she is equally committed to fostering meaningful relationships, because in property, the right connections can make the biggest difference.
Emma’s ethos is simple — property is not just about transactions, but about people, partnerships, and presenting opportunities in the best possible light.
